Property Management Fees:

  • Advertising/Leasing Fee = 50% of 1 full month’s rent
  • Management Fee = 10% per month
  • Lease Renewal Fee = 10% of 1 month’s rent

For example:  If we rent your property for $1,000 per month, once the rent is collected, you will pay $500 for the advertising/leasing fee and $100 per month for the management fee.  When the tenants lease is coming to an end, we would charge $100 (10% of 1 month’s rent) to handle the lease renewal if your tenant renews the lease.  If the tenant goes month to month or moves out, we do not charge a lease renewal fee.

There is no setup fee, no additional marketing fees, and no add-on fees!  We don’t get paid until the property is rented.

Property Management Services:

Advertising

We advertise your property on the Multiple Listing Service (MLS), thousands of Realtors in the area will access to show your property to their clients.  We also advertise your property on Realtor.com, Zillow.com, Trulia.com, Hotpads.com, Homes.com, Streeteasy.com, Nicheproperties.com, and dozens of other websites.  Your property will get maximum exposure online.  It is estimated that about 90% of renters primarily search online for rental properties.

We will install a professional yard sign in your front yard or window, if approved by homeowner and HOA.

Showings

All prospective tenants will be accompanied by a licensed Realtor.  We never lend out keys or give out lockbox codes.  A lockbox will be placed on your property and appointments will be scheduled by a third party service called Showing Time.  All appointments are tracked, so you know exactly who is entering your property and at what time they entered.

Screening

We screen all potential renters by investigating credit history, running background checks, verifying employment, and contacting current/previous landlords.  All of this information is provided to you.

Prepare Lease Documents and Addendums

We will prepare the lease documents and addendums for the tenancy.  We have standard forms that are used in North Carolina that follow all applicable laws and protect both the landlord and tenant.

Move-in walkthrough

Before the tenant moves in, we will do a thorough walkthrough to make sure the property is ready for the tenant.  We will document the property’s condition with written documentation and pictures.  If there is any maintenance that needs to be taken care of before the tenant moves in, we will notify you and handle sending the maintenance vendors if necessary.

Rent Collection

We collect rent from tenants and hold onto the security deposit in our trust account.  Tenants can conveniently pay rent online using ACH bank draft or a credit card.  1st month’s payment and the security deposit is always collected in certified funds – certified check or money orders.  Rent is due on the 1st of the month, but late after the 5th.

Monthly Statements, Year End Statements, & Rental Payments

Each month our owners receive a monthly statement that shows income (rent), minus expenses (such as maintenance and management fees).  We disburse rental payments two times per month, on the 15th of the month and the 25th of the month.  These payments are sent to you by ACH payment, directly into your bank account.  Our owners also receive a year end statement which shows the entire years income minus expenses.

Walkthroughs

We conduct 3 walkthroughs per year, free of charge.  A move-in walkthrough, a midway walkthrough, and a move-out walkthrough.  We will conduct additional walkthroughs if needed due to neighbor complaints, HOA violations, police calls etc.  We charge $65 per additional walkthrough.

Maintenance

During the lease term, if a maintenance issue occurs, the tenants can report the issue online or by calling in.  We will notify you of all maintenance issues, no matter how small.  If the issue is expected to cost less than $200, we can send someone without your approval, but we will always attempt to contact you first.  If the issue is an emergency situation (fire, flood, water damage) and we are unable to get in touch with you, in order to protect your asset, we will send someone even if we have not heard back from you.
